In Spain, home renovations are primarily governed by the Building Standards Act (LOE) and the Civil Code.

Payment & Execution Terms

To ensure security, especially with non-resident owners, we have structured our terms to minimize financial exposure.

  • Small Works (< €1,000) and electrical work:
    • Payment: 100% upfront payment required upon acceptance of the price offer.
    • Contract: For these smaller tasks, the signed “Price Offer” (Presupuesto) acts as the binding contract once paid.
  • Larger Works (> €1,000):
    • Contract: for larger renovations, a contract shall be signed by both parties
    • Upfront Payment: 50% of the labor/service price is due upon signing the contract (materials are not calculated in this sum)
    • Final Payment: The remaining 50% is due when 50% of the work or the agreed work stage has been completed.
    • Completion Proof: For remote owners, “Proof of Completion” consists of high-quality photos/videos of the finished work sent via email or WhatsApp.
  • Materials & Transport:
    • The contractor shall provide a list (with links) to appropriate website for materials purchase to the client, with several options, if possible. For larger projects, the client is responsible for purchasing all materials online (e.g., from Leroy MerlinObramat, or Siscocan etc.) and pays for transportation to the site (all major hardware stores offer transportation services) .
    • Start Date: Work (excluding demolition) will not commence until materials for the agreed stage have arrived on-site.
    • Deadlines: Project timelines and deadlines are calculated from the actual start date (when materials are present and work has started), not the contract signing date.

Warranty & Guarantee

Under Spanish law (LOE 38/1999), specific minimum warranties apply to construction work.

  • Materials: Warranties do not cover defects in materials or equipment provided by the customer (e.g., a faulty tap bought at Leroy Merlin). These are covered by the manufacturer’s own 3-year legal warranty in Spain.
  • External Factors: Damage caused by building-wide plumbing issues, weather extremes, or “Force Majeure”.
